Rental Policy

This Rental Agreement (referred to as the “Agreement”) must be completed, signed, and returned within five (5) days from the reservation’s Origination Date. Along with the electronically signed Agreement, we may require a copy of your government-issued ID. This ensures that the name on the reservation matches the identification, you are at least 25 years of age and the credit card used for the reservation belongs to you. Important: Failure to return the Agreement and ID within the five-day period may result in the cancellation of your reservation. Your payment will be refunded minus a $300 processing fee.

Last-Minute Reservation Policy
To protect against fraud and unauthorized bookings, all last-minute reservations made within 48 hours of check-in are subject to additional verification requirements. Guests must provide a valid government-issued ID that matches both the name on the reservation and the credit card used for payment. In some cases, guests may be required to check in at our office, located at 3997 Commons Drive West, Suite E, Destin, FL 32541, before accessing the rental property. Third-party bookings, where someone other than the primary guest attempts to reserve on behalf of another person, are strictly prohibited and will result in immediate cancellation without refund. If the provided identification or payment details do not match the reservation information, Forever Vacation Rentals (FVR) reserves the right to cancel the booking and issue a refund minus a $300 processing fee. Any chargebacks or payment disputes filed due to non-compliance with this policy will be contested. Failure to adhere to these verification procedures may result in denied check-in and forfeiture of all payments made.

Pricing Policy & Rate Discrepancies
Forever Vacation Rentals (FVR) lists properties on various Online Travel Agencies (OTAs) such as Airbnb, Vrbo, and other third-party booking platforms. Due to differences in service fees, commission structures, and promotional pricing set by OTAs, the total price on these platforms may be higher or lower than the rates offered when booking directly through FVR. Guests acknowledge that pricing on OTAs is independent of FVR’s direct booking rates and may fluctuate due to factors beyond FVR’s control. The pricing outlined in this rental agreement applies only to reservations made directly through FVR. Once a booking is confirmed, the agreed-upon rate is final, and no refunds, price adjustments, or credits will be issued due to discrepancies between OTA and FVR pricing. By booking a reservation, guests agree to the total price displayed at the time of booking, understanding that rates vary across platforms and that FVR is not responsible for pricing differences on third-party websites.

Balcony Safety
The safety of our guests is our top priority, and we urge all guests to exercise caution when using balconies. Parents and guardians are fully responsible for supervising their children at all times to ensure their safety while on the premises, including balconies. Children should never be left unattended on a balcony under any circumstances. Guests are strictly prohibited from placing any items on balcony railings, as this poses a significant safety risk to both those on the balcony and others below. Additionally, throwing or dropping items from a balcony is not only dangerous but also considered a felony under Florida law. Such behavior may result in immediate eviction without refund and potential legal consequences. If you notice that a balcony door lock (or front door lock) is not functioning properly, please notify Forever Vacation Rentals (FVR) immediately so that the issue can be resolved promptly. It is critical to ensure that exterior doors remain securely locked when not in use, particularly if children are present in the property. FVR is not liable for any accidents, injuries, or damages that may occur due to misuse, lack of supervision, or failure to report safety concerns. By adhering to these guidelines, you help create a safe environment for everyone in your group and for others around the property.

Check-In, Check-Out Time
Check-in begins at 4:00 P.M. (CST) or later. Please note that during peak seasons or under certain circumstances, such as the condition in which the unit was left by previous guests, traffic delays, accidents, or departing guests failing to leave on time, our cleaning crew may require additional time to prepare your property. We uphold a high standard of cleanliness, and there is a possibility that your accommodation may not be ready by the designated check-in time. If your property is not ready at 4:00 P.M.(CST), we kindly ask for your patience while we complete the cleaning process. Please note that no discounts or refunds will be provided for delayed check-ins. Check-out time is promptly at 10:00 A.M. To ensure timely preparation for incoming guests, late check-outs are not permitted. Guests who fail to check out by 10:00 A.M.(CST) will be billed for an additional ½ day’s rental.
We kindly remind all guests to carefully check and double-check their check-out dates and to keep track of their days during their stay. While we understand that it’s easy to lose track of time while enjoying your vacation, it is extremely important to adhere to your scheduled check-out date to avoid disruptions for the next arriving guests and additional charges.

Child Safety Policy
Forever Vacation Rentals (FVR) welcomes families but does not guarantee that any rental property is childproof. Parents and guardians are solely responsible for supervising children at all times and taking necessary precautions to prevent accidents or injuries. Many properties contain features that may pose safety risks to young children, including open staircases, balconies, decks, sliding glass doors, unsecured windows, pools, hot tubs, and waterfront areas that require constant adult supervision. Additionally, furniture, televisions, and décor items may not be anchored to walls, cabinets and appliances may be accessible to small children, exterior doors may not have childproof locks, and hard surface flooring, fireplaces, or sharp furniture edges may present injury risks. FVR does not provide baby gates, outlet covers, cribs, high chairs, or other childproofing equipment, and guests must bring any necessary safety items for their children. Parents and guardians assume full responsibility for assessing the property’s suitability and ensuring all minors in their party are supervised at all times. FVR assumes no liability for injuries, accidents, or damages resulting from inadequate supervision, guest negligence, or failure to adhere to safety precautions.

Pre-Arrival Property Documentation Policy
Forever Vacation Rentals (FVR) is committed to maintaining the highest standards of cleanliness and property care. To ensure transparency and protect both guests and property owners, FVR documents the condition of each rental property prior to guest arrival. This includes taking time-stamped photos of the interior and exterior, with a focus on cleaning quality, furnishings, décor, and overall property condition. These records serve as verification of the property’s state before check-in and help resolve any concerns regarding damages, missing items, or cleanliness issues. If a guest encounters any discrepancies upon arrival, they must report them immediately to FVR to ensure prompt resolution. By booking a reservation, guests acknowledge and accept that FVR conducts pre-arrival property documentation for quality assurance and liability protection. Any claims of pre-existing damage or cleaning concerns made after check-out will be reviewed against this documented evidence.

Cleaning Fee
At our rental properties, a cleaning fee is applied to all reservations, regardless of the length of stay, and is determined by the size of the property. This fee also encompasses laundry services, ensuring bed sheets and towels are professionally cleaned and ready for your stay. On some third-party booking platforms, this fee may also include additional charges. Each property is stocked with a starter kit of essentials, including trash liners, toilet paper, bath soap, and dishwasher soap. We make every effort to communicate clearly before your arrival that this is an initial supply only and is not intended to last the entire stay. We encourage guests to review the information we send prior to arrival to ensure they have everything they need for a smooth and enjoyable stay. Please note that additional bath towels can often be found under the bathroom sink. We take cleanliness very seriously and are dedicated to ensuring every guest enjoys a comfortable stay. However, we are aware of various tactics that have been used to request discounts, particularly related to cleaning issues. To protect all parties, our policy is straightforward: if you encounter any cleaning concerns upon arrival, we ask that you text us immediately at 850-935-3419. Our cleaning team will promptly return to address and resolve the issue. We do not offer refunds or discounts for cleaning complaints, as we focus on resolving any problems swiftly through corrective action.

Advance Reservations
Reservations may be made up to 18 months in advance; however, rates and property availability are not guaranteed and are subject to change. To secure a booking, a minimum payment of 50% of the total reservation amount is required at the time of booking. This payment is an advance toward the total reservation cost and is not a damage deposit. Guests choosing to pay by check must ensure payment is received within seven (7) days of booking; otherwise, the reservation will be automatically canceled, and the property may be made available to other guests. While FVR makes every effort to honor reservations, there may be rare instances where a property becomes unavailable due to the property being sold, major maintenance issues, or unforeseen circumstances beyond our control. In such cases, guests will be notified promptly, and FVR will attempt to offer an alternative property, subject to availability. If no suitable alternative is found, a full refund will be issued.

Access Items for Property Amenities
All keys, fobs, wristbands, access cards, garage door openers, and similar items provided with your rental must be left in the unit upon check-out. Failure to return these items will result in additional fees, which may reflect the high replacement costs associated with certain items. To avoid disputes, FVR inspectors document the presence and condition of these items with pre-arrival photographs. It is your responsibility to ensure these items are left in the property for the next guest to enjoy the same amenities. By accepting these items, you acknowledge your obligation to return them in their original condition. FVR reserves the right to charge the credit card on file for any lost, missing, or damaged items. If a wristband or similar item is damaged during your stay, please contact us promptly so that we can arrange for a replacement. Failure to notify us during your stay may result in additional charges.

Silver Beach Towers – Late Arrivals
If you are staying at Silver Beach Towers and plan to arrive after 5 PM CST on your arrival date, please contact us in advance. The resort lobby doors lock early, and you will need to pick up a FOB key from our office, located at 3997 Commons Drive West, Suite E, Destin, FL 32541. Please note that FOB keys are essential for access to the resort, and replacing lost FOB keys during your stay is very expensive. In such cases, the cost of a replacement will be charged to your credit card. Upon check-out, we kindly ask that you leave the FOB keys on the kitchen counter. Failure to do so will also result in charges to your credit card.

Personal Property (Lost and Found)
We kindly remind all guests to thoroughly check the property for personal belongings before departing. Ensuring you have all your items will save you time and inconvenience later. Should personal items be left behind, Forever Vacation Rentals (FVR) will assist with their return. However, please note that there is a $35 administrative fee, in addition to shipping costs, for this service. While we understand this fee may feel frustrating, it is necessary to fairly compensate our staff for their time, effort, and mileage involved in retrieving, processing, and shipping these items. Please be aware that items occasionally end up in commercial laundromats alongside thousands of other items, making recovery impossible in some cases. Therefore, FVR cannot guarantee the return of any personal property left behind. Additionally, FVR is not responsible for or obligated to find or store a guest’s personal property. All recovered items are typically stored for seven (7) days and then donated if unclaimed. Any unclaimed items may be disposed of without notice or liability. We encourage all guests to double-check the property before leaving to ensure all personal belongings are accounted for and to avoid any associated fees or inconvenience.

Age Requirement
Since each property is individually owned and governed by unique Homeowners Association (HOA) rules and regulations, our policies are subject to change on a case-by-case basis to reflect these specific requirements. While our standard policy prohibits reservations for students or individuals under the age of twenty-five, exceptions may be granted at our discretion and may require an additional non-refundable fee and/or deposit. Any failure to adhere to the policies established by the property owner, HOA, or Forever Vacation Rentals may result in immediate eviction without refund of any payments made. Per Florida State Statute 509.141, reservations made under false pretenses are considered null and void, and check-in will be denied. Additionally, underage drinking and disruptive behavior, including parties, are strictly prohibited. Properties are actively monitored to ensure compliance with these regulations. Forever Vacation Rentals reserves the right to verify the identity of any occupant during the stay by requesting a valid government-issued ID. Exceptions to these policies may be made at the sole discretion of Forever Vacation Rentals, with any applicable additional fees or conditions clearly communicated in advance.

Maintenance Problems
During your stay, you must promptly report any maintenance issues to FVR. Immediate notification is essential for timely resolution. Guests are required to keep all doors and windows closed while operating air conditioning (A/C) or heating systems to maintain system performance and prevent damage. If the A/C system freezes due to improper use, such as leaving doors or windows open, guests may be held financially responsible for repairs. A/C issues must be reported immediately, as HVAC companies are typically unavailable to service equipment after 8:00 PM. Delayed reporting may result in additional downtime. Refrigerators may require up to 24 hours to reach optimal cooling after being cleaned or restocked with groceries. Guests must allow this time before reporting cooling concerns to FVR. Excessive trash left at the property will incur a minimum $35 trip charge. In the event of a lockout caused by user error, FVR staff may respond, and the following fees will apply: $50 during standard hours and $125 on weekends or after-hours. Alternatively, guests may contact a local locksmith at their own expense. Invoices for third-party vendors will not be reimbursed by FVR. For plumbing issues, a backed-up toilet is not considered an emergency if another functioning toilet is available. Should a toilet overflow due to guest negligence or misuse, the following charges will apply: a $125 trip charge for after-hours emergencies and $30 per half hour for repairs. Guests must report any toilet overflow immediately. Non-emergency maintenance requests will be addressed on the next business day. Refunds or rate adjustments will not be provided for unforeseen failures of systems or amenities, including electricity, water supply, pool filtration systems, A/C, television or cable service, Wi-Fi, or appliances. FVR and property owners will work diligently to resolve these issues promptly upon notification. FVR staff reserve the right to enter the property during your stay to address maintenance or cleaning needs. Refunds or rate adjustments will not be issued for items resolved within 48 hours of being reported to FVR. Additionally, a settlement agreement must be signed before any refunds are issued.

Assignment
Forever Vacation Rentals (FVR) reserves the right to assign this Agreement, including any of its rights, or delegate any of its duties under this Agreement at any time without prior consent from the guest. This flexibility ensures that FVR can efficiently address operational needs, comply with ownership or legal requirements, and provide uninterrupted service. By retaining the ability to reassign or delegate responsibilities, we can better manage unforeseen circumstances, maintain high standards of property care, and ensure a seamless experience for our guests.

Beach Rules
Guests should be aware that beach access and usage vary widely depending on location. Some beaches are private while others are public, and every access point may offer different features and limitations. For example, guests may encounter steep staircases, narrow beaches, or access points without public restrooms or handicap accommodations. Even on private beaches, the space is shared with other visitors and is not exclusive to a single guest or group. Additionally, individual beaches may have specific rules and regulations, including restrictions on pets, alcohol consumption, or the use/placement of personal items (tents, canopies, umbrellas). It is the guest’s responsibility to familiarize themselves with and follow these rules. Forever Vacation Rentals (FVR) is not responsible for changes to beach access, rules, or conditions implemented by property owners, municipalities, or other governing authorities. During peak seasons, guests should expect beaches to be overcrowded, and we encourage everyone to be mindful and respectful of shared spaces. To help preserve the natural beauty of our beaches and the health of the Gulf, we request that all tents, chairs, toys, and miscellaneous items be removed from the beach daily. Please fill all holes in the sand. Local ordinances often prohibit leaving items overnight, and items left behind may be removed and discarded.

Beach Flags
For your safety, please observe the warning flags posted at every public access point. These flags are part of the Florida Beach Warning Flag Program and are designed to communicate surf and swimming conditions. Guests are responsible for understanding and complying with these warnings to ensure their safety while enjoying the beach.

Beach Service
Some properties may include two chairs and one umbrella as part of their amenities, providing added convenience for guests. However, Forever Vacation Rentals (FVR) is not responsible for changes to beach chair rental prices, which may vary annually, nor for any additional costs associated with these services. Beach service availability, including the provision of chairs and umbrellas, is seasonal and specific to each property. Guests are encouraged to contact a reservationist to confirm the availability and dates of beach services for their rental. Additionally, guests may find that previous visitors or the property Owners have left behind items such as beach chairs, toys, or other supplies at the property. While these items are often available for use, FVR does not guarantee their presence, quantity, or condition.

Bicycles
At Forever Vacation Rentals (FVR), we strive to provide a safe and enjoyable experience for all guests, including those using bicycles during their stay. If bicycles are provided at the property, guests are responsible for inspecting them before use and reporting any issues to Forever Vacation Rentals immediately. Helmets are strongly recommended for all riders and are required by law for children under 16 in Florida. FVR does not supply helmets; Guests are responsible for providing their own. Guests must follow all local traffic laws, use designated bike paths, and secure bicycles when not in use. Riding after dark is discouraged unless bicycles are equipped with proper lighting and reflectors. Bicycles are for recreational use only. Guests assume all risks associated with bicycle use and agree that Forever Vacation Rentals and property owners are not liable for any injuries, accidents, or damages. Lost or stolen bicycles will be the guest’s responsibility, and any damage beyond normal use may result in repair or replacement fees. By using bicycles provided by the property, Guests agree to these terms and are expected to use them responsibly.

Cancellation Policy
FVR’s standard cancellation policy is that all direct booking reservations are non-refundable. However, we understand that unforeseen circumstances can arise and review cancellations on a case-by-case basis. Please note that management retains the sole discretion to make the final decision regarding cancellation requests. Additionally, in some instances, property owners are paid in advance, making refunds impossible. To accommodate guests in these situations, we may be able to offer additional solutions, such as rescheduling or crediting a portion of the reservation amount for future stays. Please note that all OTA’s have their own respective cancellation policies. The most effective way to protect your travel investment is to purchase travel insurance. We strongly recommend that all guests secure coverage through RedSky Travel Protection or another provider of their choice. RedSky’s Sun Trip Preserver plan offers comprehensive coverage for a variety of unexpected situations, such as trip cancellations, interruptions, or delays, and can ensure financial protection when refunds are not available. Travel insurance is an essential safeguard, and guests have up to 30 days prior to arrival to purchase RedSky coverage. This option is prominently offered during the booking process for your convenience. For more information and to secure your travel insurance, please visit: https://www.forevervacationrentals.com/trip-insurance/. Please be advised that cancellations without valid travel insurance will remain subject to our non-refundable policy unless management determines otherwise. To protect your trip and minimize risk, we strongly emphasize the importance of purchasing travel insurance.

Construction
FVR, as the management company and the property owner cannot predict construction plans in the area and, therefore, cannot be held responsible for any inconvenience. No refunds will be issued in the event of nearby construction affecting adjoining units or last-minute, unexpected disruptions to community amenities (e.g., pool closures), temporary water shut-offs, or similar issues. If we are notified by the HOA of upcoming projects, we will update our advertising accordingly and may offer a pre-booking discount for larger-scale projects such as roof replacements, exterior painting, or community pool remodels. Once such discounts are provided, no further discounts or compensation will be offered.

Criminal Activity & Illegal Substances Policy
Forever Vacation Rentals (FVR) strictly prohibits the use, possession, or distribution of illegal substances on the rental property. Any involvement in criminal activity, including but not limited to drug use, underage drinking, possession of unauthorized weapons, vandalism, or any unlawful behavior, will result in immediate termination of the reservation and eviction without refund. If law enforcement is called to the property due to illegal activity or guest misconduct, FVR reserves the right to cancel the reservation immediately, and guests may be financially responsible for any damages resulting from police intervention, including repairs for broken doors, locks, or other property damage caused during a forced entry. Guests are fully liable for any legal consequences arising from their actions and may face permanent bans from FVR properties.

Firearm and Weapon Policy
In accordance with Florida law and to ensure the safety and security of all occupants, the following policy regarding the possession and handling of firearms and weapons is enforced:

Lawful Possession: Guests who legally possess firearms or weapons may bring them onto the property, provided they are in full compliance with all applicable federal, state, and local laws, including Florida Statutes governing the lawful carrying and storage of firearms.

Storage Requirements: Firearms must be securely stored at all times. They should be unloaded and kept in a locked, hard-sided container or safe inaccessible to unauthorized persons, particularly minors.

Carrying on the Property: Open carry of firearms is prohibited on the premises. Concealed carry is permitted only for guests holding a valid Florida Concealed Weapon or Firearm License (CWFL) or an equivalent permit recognized by Florida law. All other applicable conditions of concealed carry must be strictly followed.

Safety and Conduct: The display or handling of firearms in a manner that may cause alarm or endanger others is strictly prohibited. Firearms must remain concealed and secured at all times to ensure a safe environment for all guests and staff.

Mandatory Notification: Guests must notify FVR in advance if they bring a firearm onto the premises. This ensures awareness and maintains a secure and informed environment for all occupants.

Legal Responsibility: Guests are solely responsible for ensuring compliance with all firearm and weapon regulations. The property owner assumes no liability for any guest’s failure to comply with applicable laws.

Limitation of Liability: Forever Vacation Rentals and the Property Owner are not responsible for any incidents, damages, injuries, or legal consequences arising from a guest’s possession, handling, or storage of firearms or weapons on the premises.

Inspection Limitations: Forever Vacation Rentals does not check all cabinets, shelving, or storage areas during routine property inspections. If an arriving Guest discovers a firearm or similar item left behind by a previous occupant, FVR is not liable for any incidents or consequences arising from this discovery. Guests are encouraged to notify FVR immediately if any such items are found.

Guest Liability for Weapons Left on Property: If a guest leaves a firearm or weapon in the rental property, they assume full liability for any adverse events, incidents, or damages that may result from its presence or subsequent discovery. The guest is responsible for ensuring that all firearms or weapons are removed from the property upon checkout.

Enforcement and Consequences: Any violation of this policy, including unlawful possession, unsafe handling, or failure to notify FVR, will result in the immediate termination of the rental agreement, removal from the premises, and, if necessary, notification to law enforcement authorities.

This policy is designed to ensure the safety of all occupants and to comply with applicable laws while maintaining a secure and responsible environment.

Peace of Mind Protection Plan*
Limited Damage Protection – Terms of Protection: As a registered Guest, along with all individuals occupying the same rental unit, you are automatically enrolled in the Peace of Mind Protection Plan during your stay at a Forever Vacation Rentals property. This plan provides limited protection for accidental damages to the rental unit and its contents, up to a maximum of $1,500 per stay. The plan does not cover damages or losses resulting from acts of God, intentional acts, gross negligence, willful misconduct, or failure to report damages to Forever Vacation Rentals’ staff prior to departure. Additionally, it does not cover normal wear and tear, theft, damage caused by smoking inside the property, unauthorized pets, or excessive cleaning required beyond normal use. To be eligible for coverage, all damages must be reported before check-out. Any misrepresentation, failure to disclose damages, or fraudulent claims will result in forfeiture of coverage. Guests are financially responsible for any damages exceeding the coverage limit or not covered under this plan, and Forever Vacation Rentals reserves the right to charge the payment method on file for such costs. By booking and staying at a Forever Vacation Rentals property, the Guest acknowledges and agrees to these terms as a condition of their stay.

Furnishings
These properties are privately owned. You may not agree with the placement of items, furnishings, and/or mattress comfort level; however, this is the arrangement preferred by the owner. We encourage you to call us if you have any comments or concerns. No refunds or rate adjustments will be given due to owners’ choices on furnishings.

LSV (Low Speed Vehicles) Agreement
At Forever Vacation Rentals (FVR), we aim to provide a safe and enjoyable experience for all Guests, including those using LSV’s at select properties. To ensure proper use and protect the interests of both FVR and property Owners, the following LSV Policy is in place. All Guests must review, sign, and return the LSV Agreement prior to arrival. Failure to do so will result in the LSV being unavailable for use during your stay. For questions or to request the agreement, please contact Forever Vacation Rentals at booknow@forevervacationrentals.com. The LSV may only be operated by individuals with a valid driver’s license and insurance, and it is the Guest’s responsibility to ensure that all operators meet this requirement. Unauthorized use by unlicensed individuals is strictly prohibited. By using the LSV, Guests assume all risks and liability for any damages, injuries, or violations incurred during its use. Forever Vacation Rentals and the property Owner are not liable for accidents, misuse, or any issues resulting from Guest negligence or improper use of the LSV.
The LSVs provided are powered by lithium batteries, which require specific care and attention to ensure proper functionality. Unlike traditional batteries, lithium batteries can abruptly stop working if their charge level drops too low. Guests must be diligent in monitoring the battery charge and should recharge the LSV well before the battery level becomes critically low. We also request that you charge the battery after every use. Failure to adhere to this guideline can result in the LSV becoming inoperable, potentially leaving Guests stranded. It is important to note that any towing charges or after-hour emergency services required due to improper charging or failure to maintain the battery will be the sole responsibility of the Guest. Proper understanding and responsible handling of the lithium battery system are essential to avoid inconvenience and additional costs. The LSV is for designated use only and must not exceed seating capacity, be operated recklessly, or used on non-designated roads or paths. Any violation of these guidelines may result in the immediate suspension of LSV privileges during your stay. Guests are responsible for notifying FVR immediately if the LSV becomes inoperable or sustains any damage, including to brakes or steering, during their stay. Timely reporting ensures repairs can be made promptly so that future Guests can enjoy its use. Property inspectors take detailed photos of the LSV prior to each Guest’s arrival to document its condition, and these records will be used to assess any damage or misuse reported after the Guest’s stay. In the event the LSV becomes inoperable during your stay, no refunds or discounts will be issued. Guests are encouraged to use the LSV responsibly to prevent such occurrences. Guests are financially responsible for any damage they or their party cause to the LSV, including damages resulting from negligence, misuse, or failure to report issues promptly. Forever Vacation Rentals is committed to ensuring the safety and satisfaction of all Guests. By following these guidelines, we can maintain the quality and availability of LSV for everyone’s enjoyment.

Good Neighbor Policy
As a privately owned home, the rental property must be treated with the same care and respect as your own residence. Guests are expected to maintain the property in the condition it was in upon arrival and are fully responsible for any damages to the home or its furnishings caused by themselves or their occupants. To prevent theft, loss, or damage, guests must ensure that all doors and windows are securely closed and locked whenever they are not present and upon check-out. Forever Vacation Rentals (FVR) and the property owner assume no liability for lost, stolen, or damaged personal belongings. Guests must conduct themselves in a respectful and non-disruptive manner throughout their stay. Behavior that disturbs neighbors, disrupts traffic flow, or violates community rules is strictly prohibited. Noise that is audible outside of the property is not permitted between 10:00 p.m. and 8:00 a.m. Guests must also comply with all parking restrictions and community regulations, as violations may result in fines, penalties, or additional charges, which will be the guest’s financial responsibility. To ensure transparency, property inspectors document the home’s condition with photos before each guest’s arrival. This helps protect both guests and FVR by providing clear evidence of the property’s state before check-in. Failure to comply with this Good Neighbor Policy may result in immediate termination of the stay without refund, additional charges for damages, and financial liability for any fines incurred.

Holiday Reservations
Our kitchens are stocked with basic supplies to assist with your cooking needs. However, if you plan to prepare special holiday meals, we recommend bringing any specific items you might need, such as a special pan, cooking pot, turkey baster, pie plates, mixing bowls, or unique utensils. Please note that deep frying turkeys is not allowed at any of our properties for safety reasons. Our office will be closed on major holidays, including Memorial Day, Independence Day, Labor Day, Thanksgiving Day, the day after Thanksgiving, Christmas Day, and New Year’s Day. During these closures, we will not be available to respond to phone calls, texts, or emails unless there is an emergency. Emergencies include situations such as fire (please call 911), water leaks, gas smells, alarm beeping, air conditioning not cooling (only if outdoor temperatures are 80°F or higher), heating not working (only if outdoor temperatures are below 50°F), or someone being stuck in an elevator. Please note that fireworks are not permitted at any of our properties. This policy is in place to ensure the safety and comfort of all guests. Non-emergency issues, such as dripping faucets, backed-up toilets (plungers are provided in the bathrooms), TV or WiFi connectivity issues, and routine maintenance requests, should be handled using the information provided in the property binder. Additionally, WiFi service is not considered an emergency. If you rely on uninterrupted internet access, we recommend bringing a personal hotspot as a backup.

Hurricane
At Forever Vacation Rentals (FVR), the safety of our guests, staff, and properties is our highest priority. With the unpredictability of hurricane season, we aim to provide clarity on how we handle weather-related events while protecting both our guests and property owners.

It’s important to distinguish between a tropical storm and a hurricane. A tropical storm is a weather system with sustained winds of 39-73 mph, while a hurricane has sustained winds of 74 mph or greater. While both can bring heavy rain and wind, hurricanes are significantly more destructive. Refunds are only issued for named hurricanes directly affecting Okaloosa County, Walton County, or Bay County when a mandatory evacuation order is issued by local officials. Hurricanes passing hours away or impacting other areas of Florida do not qualify for refunds. Florida is a large state, and a state of emergency declared by the Governor does not necessarily mean our counties are in danger.

If a mandatory evacuation order is issued for our area during your stay, FVR may provide a prorated refund for any unused portion of your stay. However, guests who choose to remain after an evacuation order do so at their own risk. It is critical to understand that power outages are likely, and local officials may close bridges if wind speeds reach dangerous levels, potentially isolating areas and making travel impossible. Additionally, our staff may not be available to assist during severe weather as we prioritize the safety of our own families and homes.

In preparation for a hurricane, HOA rules may require balcony furniture and outdoor items to be brought inside. While FVR is responsible for ensuring this task is completed, guests may choose to do it themselves if they prefer. If FVR staff handles this task, we will notify guests in advance and may schedule a time for access. Any items left outside remain the responsibility of the guest, and the guest will be liable for any damage caused by unsecured items.

Refunds are not provided for tropical storms, inclement weather, or acts of God that do not result in a mandatory evacuation order for the counties we serve. Additionally, refunds will not be issued for named hurricanes impacting other parts of Florida outside our immediate area. For this reason, we strongly recommend that guests purchase a trip insurance plan of their choice to protect their vacation investment during hurricane season.

Internet Access
Forever Vacation Rentals (FVR) provides internet access at most properties, either complimentary or fee-based, depending on the service provider. As internet service is provided by third-party vendors, FVR cannot guarantee availability, speed, or uninterrupted functionality. Connectivity and speed may vary, especially during peak seasons or high usage periods. No refunds, credits, or discounts will be provided for internet issues such as slow speeds, outages, or device incompatibility. Guests are prohibited from using the internet for illegal, unethical, or harmful activities, including harassment, cyberbullying, or any activity that violates laws or copyright protections, including the Digital Millennium Copyright Act (DMCA). Engaging in phishing, hacking, or spreading malware is strictly forbidden. Any reported misuse may result in terminated access, legal action, or penalties. The reservation holder is responsible for the actions of all members of their party during their stay. If internet issues arise, FVR will assist with troubleshooting and work to resolve the problem promptly. Guests relying heavily on internet access or those needing a private/secure connection are advised to bring a mobile data hotspot or alternative connectivity solution.

HOA & Community Amenity Policy
Many vacation properties are part of Homeowners Associations (HOAs) or resort communities, which provide shared amenities such as pools, gyms, tennis courts, clubhouses, and private beach access. While these amenities may be available for guest use, Forever Vacation Rentals (FVR) does not own, manage, or control these facilities, and their availability is subject to change at the discretion of the HOA or community management. FVR is not liable for any closures, maintenance issues, rule changes, or restrictions related to HOA or community amenities. Temporary or unforeseen disruptions—including but not limited to pool closures, gym malfunctions, or adjustments to amenity access—do not warrant refunds, credits, or compensation. Guests are required to follow all HOA rules and regulations, including parking restrictions, noise ordinances, and amenity usage guidelines. Violations of these rules may result in fines, restricted access to amenities, or eviction from the property without refund. Guests are fully responsible for any fines or penalties imposed due to non-compliance and agree that FVR may charge the payment method on file for any such infractions.

Inspections
Forever Vacation Rentals (FVR) conducts routine property inspections. These inspections focus on general areas and amenities but do not include detailed checks of all cabinets, closets, storage areas, or hidden spaces. Guests are required to inspect the property immediately upon arrival and report any concerns or items discovered that could pose a safety risk, such as weapons, hazardous materials, or other inappropriate items to FVR immediately. This proactive communication ensures that any issues are addressed as quickly as possible. Upon receiving a report of a safety concern, FVR will take reasonable steps to address and resolve the issue. While FVR strives to maintain high safety and quality standards, the company is not liable for items left behind by previous occupants or service providers. Additionally, FVR is not responsible for any loss, injury, or damage resulting from items discovered on the property or incidents arising from guests’ failure to report safety concerns promptly. Guests are responsible for ensuring the safety of all occupants during their stay, particularly children, and should handle any discoveries of concerning items appropriately to minimize risk to others. Guests agree to indemnify and hold harmless FVR and property owners from any claims or liabilities arising from their use of the property.

Maximum Guests
The maximum number of guests allowed per accommodation is strictly determined by the individual property’s occupancy rating, as listed in its description. For liability, safety, and compliance with local regulations, this maximum occupancy must not be exceeded under any circumstances. Please be aware that County Code Enforcement Officers actively monitor occupancy rules and may report violations to us. Any breach of these policies, including exceeding the maximum occupancy, may result in immediate eviction from the property, forfeiture of all payments made, and potential fines or legal action. Guests are encouraged to adhere to these rules to ensure a safe and enjoyable stay for everyone.

Method of Payment
When making reservations 30 days or more in advance, the reservation deposit must be paid using a credit card (MasterCard, Visa, or Discover Card) or a personal check, with all payments required in U.S. funds. For reservations made less than 30 days before the arrival date, immediate full payment is required by credit card (MasterCard, Visa, or Discover Card). Final payment for all reservations is due no later than 30 days before arrival. We reserve the right to request a government-issued photo ID at any time to verify the identity of the reservation holder. This measure ensures the security and accuracy of the booking process and helps prevent fraud. Any reservation obtained under false pretenses, including misrepresentation of the purpose of the stay, number of guests, or other critical details, will result in the forfeiture of all advance payments and/or rental funds, and the reservation holder will be denied check-in. In accordance with federal and state consumer protection laws, any disputes regarding payments, including chargebacks initiated without valid cause, will be contested to the fullest extent of the law. This includes compliance with the Fair Credit Billing Act (FCBA), which allows merchants to dispute fraudulent chargebacks. By making a reservation, the guest agrees to these terms, affirming the validity of all payments and the details provided in the booking agreement.

Credit Card Chargeback Protection Policy
By booking a reservation with Forever Vacation Rentals (FVR), guests agree that all charges are final and non-refundable, except as explicitly stated in FVR’s cancellation and refund policies. Guests must attempt to resolve any billing disputes directly with FVR before initiating a chargeback with their bank or credit card provider.

Chargebacks filed without valid cause will be contested to the fullest extent of the law, and FVR will provide supporting documentation including signed agreements, payment records, and communication history to dispute the claim. Guests who initiate an unjustified chargeback remain fully responsible for the original charges, as well as any associated legal fees, administrative costs, and processing expenses incurred by FVR. If a chargeback is reversed in FVR’s favor, the guest is required to settle any outstanding balances immediately. Failure to do so may result in collection efforts, legal action, and permanent banning from future stays.

Neighborhood Rules/HOA
Most vacation properties are controlled by a Home Owner Association. These associations have very strict rules that must be respected, such as limited parking, avoiding parking on sidewalks, not hanging towels from balconies, timely garbage can retrieval, and restrictions on events like weddings. To help guests avoid fines, please review the provided HOA rules checklist in your welcome packet or contact us with any questions before your stay. Most violations warrant a fine that the guest will be responsible for paying. We will charge your credit card on file for citations imposed by HOA’s within 7 days of receiving the fine notice from the HOA.

Noise Ordinance
Florida Statute 125.01 prohibits excessive noise at any time. Quiet time for all properties is 10:00 P.M. until 7:00 A.M., in conjunction with county ordinances. Please be considerate of your neighbors. Radios, stereos, and all other musical or entertainment devices will be played in compliance with the decibel level. The decibel levels cannot exceed fifty (50) decibels between 10:00 P.M. and 7:00 A.M. outdoors. Music played inside may not be heard outside of the property with the doors and windows closed. At 10:00 P.M., all guests not staying at the property need to depart from the premises.

No Permanent Residence
By agreeing to this rental policy, you acknowledge that your stay is strictly temporary and transient in nature. The rental property is not intended to serve as a permanent residence, and guests must maintain a separate, primary residence elsewhere. Using the property’s address for mail, residency, or any official purposes is strictly prohibited. In accordance with Florida state law, including House Bill 621, any unauthorized occupancy beyond the agreed rental period or in violation of this policy will be considered trespassing, and property owners reserve the right to take immediate legal action, including removal by law enforcement. Additionally, any fraudulent activity, such as misrepresentation of residency status or intentional property damage, may result in criminal charges and financial liability for any associated damages.

Owner’s Closet/Owners Furnishings
Most properties have interior locked closets (Owners Closets) that are off-limits to guests and are used by property owners to store personal items. These closets ensure that owners have a secure space for their belongings when the property is rented. Guests are strictly prohibited from accessing these areas, and any tampering or unauthorized entry may result in additional charges or legal action. All properties are privately owned, and their furnishings vary depending on the owner’s taste. Please note that we cannot guarantee the presence of a particular listed furnishing, as items may be added, removed, or replaced at the owner’s discretion. FVR cannot be held liable for errors, omissions, changes in price, or furnishings.

Payment Terms: Fraud
By submitting payment via credit card, you affirm that you are either the account holder or an authorized user of the account. If FVR determines, at its sole discretion, that the payment may be declined by the card processor or otherwise invalid, FVR reserves the right to request an alternative form of payment. Upon request, you must immediately provide an alternative payment method and verifiable proof of your authority to use the account, such as a government-issued ID matching the name on the account. Failure to provide a valid form of payment may result in the immediate cancellation of your reservation and the removal of you and all Occupants from the Property. FVR strictly enforces all applicable state and federal laws regarding payment fraud, which may include criminal penalties for fraudulent use of a credit card or payment information. In the event of suspected fraud, FVR reserves the right to share your payment information, personal details, and any related evidence with law enforcement agencies or other authorities as required or permitted by law.

Pet-Friendly Properties
Forever Vacation Rentals proudly offers a selection of pet-friendly properties. To ensure the comfort and safety of all guests, a signed pet agreement is required prior to check-in, along with proof of up-to-date vaccinations submitted and approved before arrival. Pets must be on a leash at all times when outside the rental property, and guests are required to collect and properly dispose of all pet waste to avoid additional cleaning fees. Pets are not permitted on the beach at any time. Any reservation made under false pretenses regarding pets will result in the forfeiture of all rent and deposits, and guests will not be allowed to check in. If already checked in, the party will be evicted and subject to additional cleaning fees. A non-refundable pet fee is required for all pet stays, and additional deposits may also be necessary. Pet owners are financially responsible for any damages caused by their pets, as well as any extra cleaning required. Please note that the Peace of Mind Protection Plan does not cover any pet-related incidents.

Pests
While Florida is the ideal attractive vacation destination, its warm and humid climate and bodies of water can also make for an attractive environment for pests. With water surrounding all sides of our area, pests such as palmetto bugs, spiders, flies, mosquitoes and ants can be prevalent around your vacation rental home. Please note that Palmetto bugs are a type of Southern climate pest – these are not the cockroaches associated with Northern and Midwestern states. Often, humidity and rain can drive Palmetto bugs indoors. While all of our homes participate in consistent, routine pest control plans (treatment will be reapplied upon request), sightings of pests indoors is not an indication that the home has not been properly cleaned and will not warrant compensation.

Pool Policies
By accessing or using any swimming pool, spa, or hot tub at your rental property, or any such amenity provided in conjunction with your rental by Forever Vacation Rentals (FVR) and the Homeowner(s), you agree to release, waive, discharge, and covenant not to sue, and further agree to indemnify and hold harmless Forever Vacation Rentals, Inc., the Homeowner(s), and their respective officers, agents, employees, volunteers, and contractors (collectively referred to as “Releasees”) from any and all claims, liabilities, demands, or causes of action, including injury or death, that may occur during the use of these amenities, whether caused by the active or passive negligence of the Releasees or otherwise.
You acknowledge that there are inherent risks associated with the use of pools, spas, and hot tubs, including but not limited to physical injuries such as strains, sprains, bruises, concussions, heat exhaustion, or more severe injuries, including loss of life. By choosing to use these amenities, you voluntarily assume full responsibility for any risks, property damage, or personal or emotional injury that may arise, whether the use is supervised or unsupervised. You further agree to indemnify the Releasees against any legal expenses, judgments, or costs arising from claims related to your use of these facilities, including attorney’s fees at both trial and appellate levels. Pools, spas, and hot tubs involve electrical and mechanical components that may malfunction. While FVR, the Homeowner(s), and their vendors will make every effort to address reported issues promptly, no guarantees are made regarding repair times, and no discounts or compensation will be provided for malfunctions. If pool heat is offered at your rental property, it is available for a daily fee and must be arranged for the entirety of your stay. Pool heat cannot be activated or adjusted during your stay and is available seasonally between October and early May. Please note that pools will not be heated if the outside temperature is below 52°F or above 80°F. Heated pools are designed for comfortable swimming temperatures and are not intended to function as hot tubs. The swimming pool and chemicals are professionally maintained by a vendor; however, as a guest, you are responsible for ensuring the safety and cleanliness of the pool area on a day-to-day basis. This includes keeping the pool free of debris, securing gates and doors, and maintaining any required safety features, such as pool alarms, in compliance with Florida regulations. Guests must also ensure that minors are never allowed to swim unaccompanied by an adult. Tampering with pool equipment is strictly prohibited and may result in injury, fines, or penalties. All pool equipment adjustments or repairs must be performed by licensed professionals only. For properties with access to community or condominium pools and spas, please be aware that FVR does not control or maintain these amenities and cannot be held responsible for any issues or inconveniences that may arise. By choosing to use these amenities, you acknowledge and accept these terms, including all associated risks, and agree to exercise caution to ensure a safe and enjoyable experience.

Property Damage
To maintain transparency and uphold the quality of our vacation rentals, Forever Vacation Rentals (FVR) requires that any property damage be reported in writing upon arrival by emailing BookNow@ForeverVacationRentals.com. All reservations must be secured with an active credit card, which may be used to cover potential damages, theft, policy violations, or failure to meet checkout requirements. By signing this agreement, guests acknowledge and waive their right to dispute any charges made under this policy. Charges will not be incurred as long as the property is left in good condition, with no damage, theft, or violations, and all rental policies are followed. This includes properly bagging and disposing of trash, returning all keys, wristbands, fob keys, and garage door openers, and ensuring the property is left in a neat and orderly state. If these conditions are not met, FVR reserves the right to charge the credit card on file and will notify the guest of any impending charges, though FVR retains full discretion in enforcing this policy. This measure ensures compliance with rental standards, protects both FVR and property owners, and promotes a safe, enjoyable experience for all guests. Additionally, guests must adhere to all local, state, and federal laws, and any concerns regarding this policy should be addressed with FVR before finalizing the reservation.

Rates
Published rental rates are subject to change at any time without prior notice. While we strive to maintain accurate pricing, Forever Vacation Rentals (FVR) reserves the right to adjust or correct rates in the event of discrepancies caused by human error, technical issues, system malfunctions, or unforeseen circumstances. For example, if a nightly rate is intended to be $200 but a system error incorrectly lists it as $20 per night, FVR reserves the right to correct the rate accordingly. If such an error occurs, we will promptly notify the guest and provide the option to proceed with the adjusted rate or cancel the reservation without penalty.

FVR shall not be held liable for any perceived loss, inconvenience, or damages resulting from rate corrections or adjustments. All reservations are subject to verification, and we reserve the right to cancel or modify bookings that reflect incorrect pricing. By booking a reservation, guests acknowledge and agree to these terms, and all stays remain subject to FVR’s policies and terms of service to ensure fairness and transparency for both guests and property owners.

Responsible Guest
As the Guest, you agree to be the primary occupant of the Property for the entire duration of the rental period and to ensure that all other occupants are family members, friends, responsible adults over the Minimum Age, or minors accompanied by a parent or legal guardian. You further acknowledge and accept full responsibility for your actions and the actions of all family members, guests, and invitees (collectively referred to as “Occupants”) who are present at the Property at any time during your stay. It is your duty to ensure that all Occupants understand and comply with the Terms outlined in this agreement.

By entering into this agreement, you assume sole liability for any behavior, damages, disturbances, or violations of rental policies, association rules, or laws that occur during your stay. This provision serves to protect both the property owner and Forever Vacation Rentals (FVR) from liability arising from the conduct of any Occupants. Additionally, you are required to comply with all local, state, and federal laws, including but not limited to occupancy limits, noise ordinances, and other applicable regulations. Failure to adhere to these terms may result in penalties, eviction without refund, and financial responsibility for any damages or violations incurred.

Service Animal & Emotional Support Animal (ESA)
Forever Vacation Rentals (FVR) is committed to compliance with federal, state, and local laws regarding Service Animals and Emotional Support Animals (ESAs), including the Americans with Disabilities Act (ADA) and the Fair Housing Act (FHA) where applicable. While many of our properties maintain a no-pet policy due to homeowner allergies and shared accommodations, we recognize our obligation to welcome Service Animals in accordance with the ADA. However, Emotional Support Animals (ESAs) are not classified as Service Animals under federal law and are subject to property-specific pet policies, fees, and restrictions.

Under the ADA, a Service Animal is defined as a dog or, in some cases, a miniature horse, that has been individually trained to perform a specific task or work directly related to a person’s disability. Service Animals are not pets and must be accommodated regardless of a property’s pet policy. Guests traveling with a Service Animal are not required to provide documentation; however, we may ask the two legally permitted questions: (1) Is the Service Animal required because of a disability? (2) What work or task has the animal been trained to perform? Service Animals must not be left unattended in the rental property at any time, even if crated, and must be under control via a leash, harness, or verbal command at all times. The guest remains fully responsible for any damages or excessive cleaning fees caused by the animal. If the Service Animal is disruptive, out of control, or not housebroken, and the guest fails to take corrective action, FVR reserves the right to ask the guest to remove the animal. Additionally, any misrepresentation of a pet as a Service Animal is considered fraud and will result in immediate eviction without refund, and the violation may be reported to legal authorities.

Emotional Support Animals (ESAs) are not considered Service Animals under the ADA and are not automatically exempt from pet restrictions. Because short-term rentals are not classified as housing under the FHA, FVR is not required to accept ESAs in properties that do not allow pets. If a guest intends to bring an ESA, we ask that a guests notifies FVR before booking to confirm whether the property allows pets. If allowed, standard pet fees and cleaning charges will apply, and the guest remains responsible for ensuring the ESA is housebroken, does not cause disturbances, and does not damage the property. ESAs, like all animals, may not be left unattended in the rental unless explicitly permitted by FVR.

To ensure cleanliness and comfort for all guests, indoor piddle pads are not allowed, and guests must clean up after their animals immediately, disposing of waste in the designated outdoor trash bins. Animals are not permitted on furniture or countertops unless required for a disability, and if so, guests must notify FVR in advance so appropriate cleaning arrangements can be made. Guests assume full financial responsibility for any damages or excessive cleaning fees related to their animal.

FVR understands that some homeowners may have severe allergies or medical conditions that prevent them from hosting animals, and in such cases, exemptions may apply. Additionally, guests are expected to comply with all applicable federal, state, and local laws regarding Service Animals and ESAs. Any concerns should be addressed with FVR prior to booking. By confirming a reservation, guests acknowledge and agree to adhere to this policy, and failure to comply may result in eviction without refund and financial responsibility for damages. Smoking
Forever Vacation Rentals (FVR) is committed to providing a clean, safe, and enjoyable environment for all guests. Smoking of any kind is strictly prohibited inside all of our vacation rental properties, including but not limited to cigarettes, cigars, e-cigarettes, vaping devices, marijuana, and any other smoking materials. This policy applies to all indoor spaces, including bedrooms, bathrooms, kitchens, balconies, patios (if enclosed), and shared common areas.

Guests who wish to smoke must do so at least 25 feet away from any entrance, window, or vent to prevent smoke from entering the home. Guests must properly dispose of all smoking materials in designated outdoor receptacles and never discard them on the property grounds, in landscaping, or in any indoor trash can.

Failure to comply with this policy will result in the following fines and penalties:

$500 fine for any evidence of smoking inside the property, including lingering odors, ash, cigarette butts, or burns.
Additional cleaning fees for deodorization, air purification, and any damages related to smoking.
Liability for any property damage caused by smoking, including but not limited to burns on furniture, carpets, or flooring.
Immediate eviction without refund for repeated or severe violations.
Please note that marijuana use is prohibited inside all properties, regardless of local legalization laws, as our rentals operate under federal regulations and homeowner preferences. Any violations will be subject to the same fines and penalties.

By confirming a reservation, guests acknowledge and agree to adhere to this No Smoking Policy. Failure to comply may result in additional charges to the payment method on file.

No Subletting, Party Houses or Special Events Policy
Forever Vacation Rentals (FVR) strictly prohibits subletting, assigning, or renting out the property to any third party, including listing it on Airbnb, Vrbo, Craigslist, or other rental platforms. The registered guest must be the primary occupant for the entire stay and may not transfer or sublease the rental under any circumstances. Additionally, parties, large gatherings, and special events are not allowed at any FVR property. Our rentals are intended for residential use only, and excessive noise, disruptive behavior, or violations of local ordinances may result in immediate eviction without refund.

Violations of this policy will result in:

Immediate eviction without refund.
A $2,500 fine for breach of contract.
Liability for any damages, fines, or additional costs.
Permanent ban from future FVR rentals.
FVR reserves the right to take legal action, report unauthorized subletting, and enforce occupancy limits. By booking, guests agree to comply with this policy.

Property Availability and Reservation Adjustment Policy
At Forever Vacation Rentals (FVR), we deeply value your trust and are committed to providing you with a seamless and enjoyable stay. While we do everything possible to honor confirmed reservations, we want to be transparent about circumstances that may occasionally require adjustments to your booking. Since each of our properties is privately owned, there are situations beyond our control that may affect availability.

Why Changes May Occur
From time to time, properties may become unavailable due to ownership changes, homeowner decisions, unexpected maintenance issues, or structural concerns that make the home uninhabitable. If such a situation arises, we will reach out to you as soon as possible via phone or email to discuss the change and present alternative options.

Our Commitment to You
If your confirmed reservation needs to be adjusted, our priority is to find the best possible solution. We will work closely with you to provide a comparable rental property whenever possible. We understand that every property is unique, and while an exact match may not always be available, we will do everything we can to offer a similar or upgraded option. If no suitable alternatives are available, we will assist with rescheduling or provide a refund as appropriate.

Our Promise
We know how important your vacation is, and we truly appreciate your patience and understanding in the rare event that an adjustment is necessary. Furnishings & Décor Updates
Because each home is individually owned, changes to décor, furnishings, and amenities may occur at the discretion of the homeowner and without prior notice. These updates are typically made to enhance the guest experience, but we understand that any change—no matter how small—can affect expectations. While we cannot guarantee that every detail will remain exactly as pictured, we promise to provide you with a well-maintained, comfortable home for your stay.

No Daily Maid Service/Linens/Limited Supplies
At Forever Vacation Rentals, we want you to feel at home and enjoy a relaxing, stress-free stay. Unlike a hotel, our vacation rentals are privately owned homes, which means daily housekeeping and linen replenishment are not provided during your stay. Your rental includes bed linens and bath towels, but beach towels are not provided, so please bring your own if you plan to visit the beach or pool. For guests who prefer additional cleaning during their stay, we offer mid-stay cleaning services for an additional fee. This service must be scheduled in advance, and availability is limited, so we recommend reaching out as early as possible if you’d like to add this to your stay.

Security & Surveillance Policy
To ensure the safety of our guests, staff, and property owners, some rental properties are equipped with exterior security cameras that monitor entry points, driveways, and other outdoor areas. These cameras are strictly for security purposes and help prevent unauthorized access, protect the property, and enhance guest safety. Tampering with, disabling, or obstructing security cameras is strictly prohibited and will result in immediate eviction without refund. Any interference with security equipment may also result in financial liability for repairs or damages.
Additionally, some resorts and communities may have security cameras monitoring common areas, such as parking lots, building entrances, pools, and shared spaces. These cameras are managed by the respective Homeowners Association (HOA) or resort management, and Forever Vacation Rentals (FVR) does not control or monitor these systems. Guests are expected to follow all security policies enforced by the HOA or resort.

Special Events
Please contact us for weddings or special events. Most special events will incur additional charges.

Taxes
Forever Vacation Rentals is required to collect and remit all applicable taxes in accordance with Florida state law and local county regulations. Florida state sales tax applies to every reservation, and an additional occupancy tax (also known as a bed tax) is required by each county where our properties are located, including Bay, Okaloosa, and Walton counties. All tax rates are subject to change at the discretion of state and local governments. Taxes are applied to all rentals of 180 days or less and must be paid in full by the guest before check-in. Upon check-out, tax payments will be remitted to the appropriate governing authorities.

Third-Party Vendors & Service Interruptions Policy
Forever Vacation Rentals (FVR) works with third-party vendors for essential services such as internet, cable, electricity, water, pool maintenance, pest control, and trash collection. While we strive to provide a seamless experience, these services are not controlled by FVR, and we cannot guarantee uninterrupted availability. FVR is not liable for service disruptions caused by outages, maintenance delays, or technical issues from third-party providers. This includes internet slowdowns, power failures, water shut-offs, temporary pool closures, or cable/internet service interruptions. Refunds, credits, or discounts will not be provided for inconveniences due to vendor-related issues, including weather-related disruptions, area-wide outages, or delays in repairs. Guests must report any maintenance concerns immediately so that FVR can coordinate with vendors for resolution. While we will make every effort to address issues in a timely manner, response times are dependent on vendor availability, and repairs may not always be immediate. By booking a reservation, guests acknowledge that third-party services are outside of FVR’s control and accept that occasional interruptions may occur without compensation.

Trailers, RV’s, Motorcycles and Golf Carts/LSV
Due to homeowner association regulations, property size limitations, and community restrictions, trailers and RVs are not permitted at most of our properties. Additionally, motorcycles and golf carts may not be allowed in certain neighborhoods or resorts due to noise ordinances and local restrictions. Guests are responsible for ensuring compliance with all parking and vehicle regulations specific to their rental property. Unauthorized trailers, RVs, motorcycles, or golf carts/LSV may result in fines, towing at the guest’s expense, or other penalties enforced by the HOA or local authorities. If you plan to bring any of these vehicles, please contact us in advance at BookNow@ForeverVacationRentals.com to confirm whether they are permitted at your chosen property.

** Liability and Release Waiver **
By booking and staying at a Forever Vacation Rentals (FVR) property, the Guest acknowledges and agrees to the following legally binding terms.

1. Assumption of Risk & Release of Liability
The Guest understands that staying at a vacation rental involves inherent risks, including but not limited to slippery surfaces, stairways, balconies, pools, hot tubs, docks, bodies of water, wildlife, insects, unpredictable weather, and other environmental hazards. The Guest voluntarily assumes all risks associated with the use of the property and its amenities, including risks of injury, illness, disability, death, property damage, or financial loss.

By accepting this agreement, the Guest releases, waives, and forever discharges the property owner, Forever Vacation Rentals, and their officers, employees, agents, affiliates, and representatives (“Released Parties”) from any and all liability for personal injury, illness, death, property damage, or loss arising out of or related to their stay, including but not limited to those caused by the negligence of the Released Parties.

2. Indemnification & Hold Harmless Agreement
The Guest agrees to indemnify, defend, and hold harmless the Released Parties from any claims, suits, damages, losses, legal fees, or expenses arising from:

Any injury, damage, or loss to any person or property occurring on or about the property.
Any act, omission, or negligence by the Guest or their invitees.
Any violations of local, state, or federal laws, ordinances, or rental policies.
The Guest assumes full responsibility for the safety and conduct of all individuals in their party, including minors, and acknowledges that the Released Parties are not responsible for supervising or ensuring the safety of any occupants.

3. No Class Action & Jury Trial Waiver
The Guest agrees that any dispute arising from this agreement or their stay at the rental property shall be resolved on an individual basis and not as part of a class action or consolidated legal proceeding. If any claim proceeds to court rather than arbitration, both parties waive their right to a jury trial.

4. Property Use & Safety Disclaimer
The Guest acknowledges that the rental property may contain features, amenities, or conditions that pose risks, such as pools, hot tubs, docks, decks, steep inclines, fireplaces, natural landscapes, and potential wildlife. The Guest agrees to:

Use all property amenities at their own risk and take all necessary safety precautions.
Supervise all minors at all times, especially near water features or elevated areas.
Secure all personal belongings, as the Released Parties are not liable for theft or loss.
Comply with all posted safety guidelines and rental policies.

The Guest further acknowledges that wildlife, insects, and pests may be present and that FVR and the property owner are not responsible for any injury, illness, or discomfort related to such encounters.

5. Acknowledgment & Agreement
By booking and staying at the property, the Guest affirms that they have read, understood, and voluntarily agreed to this Liability Waiver & Release Agreement. The Guest:

Accepts full responsibility for themselves and all other occupants, including minors.
Waives any right to bring a claim against the Released Parties for injuries, damages, or losses incurred during their stay.
Understands that this agreement is legally binding and extends to their heirs, assigns, and legal representatives.
This agreement is governed by the laws of the state in which the rental property is located. If any provision is found unenforceable, the remaining provisions shall remain in full effect.

Force Majeure & Catastrophic Events Policy
Forever Vacation Rentals (FVR) is not liable for cancellations, interruptions, or inconveniences caused by force majeure events, including but not limited to natural disasters (hurricanes, floods, wildfires, earthquakes), government shutdowns, pandemics, infrastructure failures, severe weather conditions, power outages, water disruptions, or mandatory evacuations.

No refunds, credits, or compensation will be issued for weather-related travel delays, road closures, airline cancellations, voluntary evacuations, or any other circumstances beyond FVR’s control. Guests are strongly encouraged to purchase travel insurance to protect their reservation from unforeseen events. In the event of a government-mandated evacuation order, guests must comply immediately and vacate the property as directed by local authorities. Failure to evacuate as required waives all liability claims against FVR and the property owner for any injuries, damages, or losses incurred as a result of remaining on the premises. By booking a reservation, guests acknowledge that FVR has no control over force majeure events and accept full responsibility for any risks associated with unforeseen disruptions. FVR retains the sole discretion to make the final decision regarding refunds, partial refunds, no refunds or credits Force Majeure and Catastrophic Events.

CONTRACTUAL ASSUMPTION OF THE RISK AND WAIVER OF LIABILITY RELATING TO COVID-19 AND OTHER INFECTIOUS DISEASES
Infectious diseases, including but not limited to COVID-19, influenza, norovirus, and other viral or bacterial illnesses, can pose health risks and spread through person-to-person contact, shared surfaces, and airborne transmission. The World Health Organization (WHO) and the Centers for Disease Control and Prevention (CDC) have identified certain diseases, such as COVID-19, as highly contagious and capable of causing serious illness, disability, or death. Federal, state, and local authorities may issue health advisories, recommend social distancing, or impose restrictions to mitigate the spread of infectious diseases.

Assumption of Risk:
Forever Vacation Rentals (FVR), the Lessor, Individual Property Owners, and Homeowners Associations cannot guarantee that guests, their families, or invitees will not be exposed to or contract COVID-19 or any other infectious disease while staying at the property or using community amenities. Guests acknowledge that FVR, the Lessor, the Property Owner, and the Homeowners Association do not carry liability insurance providing coverage for contracting an infectious disease. By staying at the property, the Guest voluntarily assumes all risks related to potential exposure to COVID-19 or any other illness, including but not limited to illness, personal injury, permanent disability, or death.

Waiver of Liability:
The Guest agrees to assume full responsibility for any illness, injury, or loss suffered by themselves, members of their party, or their invitees as a result of using the rental property and community amenities. The Guest waives any right to bring claims against Forever Vacation Rentals, the Lessor, the Property Owner, the Homeowners Association, or any of their employees, agents, or representatives for any liabilities, damages, costs, or expenses arising out of or related to exposure to COVID-19 or any other infectious disease.

The Guest releases, covenants not to sue, and agrees to indemnify, defend, and hold harmless Forever Vacation Rentals, the Lessor, the Property Owner, and the Homeowners Association from any claims based on actions, omissions, or negligence related to the transmission of COVID-19 or any other virus, bacteria, or infectious disease, whether exposure occurs before, during, or after the rental period.

The Guest acknowledges and agrees that this assumption of risk is a negotiated and material condition of the rental agreement. The rental price has been determined with this provision in mind, and by booking the property, the Guest expressly agrees to these terms.

Eviction Policy & Immediate Removal Rights
Forever Vacation Rentals (FVR) reserves the right to immediately terminate a reservation and evict guests without a court order for any violation of this rental agreement, including unauthorized pets in non-pet-friendly properties, excessive noise or disturbances that result in complaints, parties or unauthorized gatherings, illegal activity such as drug use or underage drinking, tampering with security cameras or safety equipment, or exceeding the maximum occupancy limit. If an eviction is issued, guests must vacate the property within one (1) hour of receiving notice. Failure to do so will result in trespassing charges, and law enforcement may be called to enforce removal. Evicted guests forfeit all payments made and are not eligible for refunds or credits, regardless of the length of their remaining stay. Additionally, guests may be held financially responsible for damages, excessive cleaning fees, or any fines incurred as a result of their actions.
