Does my rental include a beach chair set up?
We have select properties that offer beach service to the guests. For specific property questions please call (850) 424 4054.

Do you allow smoking on the balconies?
All of our units are non smoking and most homeowners prefer guests do not smoke on the balconies either. Most of our resorts/communities offer designated smoking sections. We greatly appreciate your cooperation at adhering to this rule.

Do we offer early check-in/check-outs?
Due to our high demand and increased traffic during busy seasons we do not offer early check-ins. When possible we do try to accommodate guests by giving them an opportunity to purchase an extra day at a discounted rate to provide the flexibility they desire. We do not allow delayed check outs as this becomes hard to coordinate with our cleaning team. If you are staying at one of our condos, we do ask that you text 850-368-8540 upon departure.

Are property wristbands and passes souvenirs?
While it is always fun to take souvenirs home from the beach, unfortunately wristbands have to be left inside the property upon departure. Many Homeowner Associations now charge us per wristband/passes. If your wristband is broken during your stay, please call our office and we will be happy to provide you with a new one.

If we arrive before our check-in time of 4:00 pm CST can we access beaches and pools early?
Yes, you can absolutely use any public beach access prior to your 4:00pm check-in time. Homes with private pools cannot be used until 4:00. Some communities do require wristbands for their beach and pool. In those instances, you have to wait until you receive these items at check-in to use amenities. In many cases, the wristbands, pool passes, and parking passes will be left on the kitchen counter in the respective unit.

Can we have groceries delivered before our check-in time?
In order to avoid confusion with cleaners and misplacement, we suggest to schedule your delivery at/after 4:00pm when your door code is activated. This way your groceries can be delivered and remain fresh.

Are pack n plays provided?
A great service to use for pack n plays (and other baby items) is Beach Baby Crib Rentals! They offer our guest 20% off of babycare items when you mention you are vacationing with us. Please reach out to our local office for specific information about each respective property at (850) 424 4054, Monday – Friday.

What linens are provided?
When checking in, you will find we have left a set of towels and linens for each guest stay, not including beach towels. As per our Welcome email, our properties are stocked with a starter kit only: Two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply two bath towels per person, one washcloth per person and one hand towel per bathroom. We encourage guests if they want a fresh set of linens each day to personally launder them as we do not provide this service.

Daily cleaning/maid service?
Daily cleaning services are not provided at our properties. Therefore, each unit is cleaned before and after every checkout to provide a clean property for all guests.

What is our cancellation policy/refunds?
We have a no cancellation policy and do not offer refunds. It is highly encouraged that guests purchase their own travel insurance as a precaution. Please note we have Partnered with Red Sky Travel Insurance as an option for guests that would like to purchase Trip Insurance.

Payment arrangements?
Half of your payment is due at time of booking and your remaining balance is due 30 days prior to your arrival. Therefore, if you book your reservation 30 days to your arrival, you are required to pay the full balance at that time.

Are golf carts provided?
Please get in touch with our office at (850) 424 4054, Monday through Friday, for specifics on the policies for golf carts and other recreational vehicles for each property. Some communities do have restrictions for outside golf cart rentals and other parking restrictions.
