Something Better @ Beachwalk Villas

Our 2 Bedroom, 2.5 Bath Villa is located on a freshwater lake on the bayside of Sandestin® Golf and Beach Resort. The beach is calling, so catch the tram or take a short stroll to the gorgeous white beaches.

FIRST FLOOR
⭐ Upon entering, you will know your vacation is about to start.  The upgraded kitchen with the stainless steel refrigerator is large enough to accommodate your needs!  You'll love being able to cook in the kitchen while still taking in the lake's sites.  The living room has a sleeper sofa and plenty of additional seating.  The large entertainment center and TV are great for late nights and the occasional rainy day.  Right off the living room is the beautiful patio area. Don't forget to pack your fishing poles!

SECOND FLOOR
⭐ Follow the stairs up to the Primary Suite with a brand new plush king-size mattress added in November 2022 and modern coastal décor.  One of our favorite views of the lake is from this bedroom. This has an en-suite bathroom with a walk-in shower.

The 2nd bedroom has two twin beds and one pull-out trundle.  This bedroom also has a private bathroom with a tub/shower combo!  The 2nd floor also features a washer/dryer for your personal use.

OUTDOOR AREAS
⭐ It’s BBQ time as you step out the back sliding doors onto the spacious patio, where you can enjoy the grilling in the peacefulness and amazing views overlooking the small lake. You can even pack your fishing pole for catch and release. When ready to play at the beach or make a big splash in the community pool, follow the sidewalk that will lead you to the pool and a wooden bridge walkover to the beach. You and your family will find your happy place at Something Better!

BAYTOWNE WHARF
⭐ When you’re done on the beach, head on over to Baytowne Wharf, which offers more fun adventures and yummy treats -- Zip Line, Tower Climb, Paddleboards, Spa, Water sports, biking, tennis, fishing, and a wide variety of restaurants.  Oh, and don’t forget about golf!  We have four fantastic golf courses also within minutes. Nightlife?  Of course!  In Baytowne, you’ll enjoy the sunset, food, drinks, and live music.  During the summer, there are also spectacular fireworks displays.  You are also able to enjoy the fireworks from your screened-in balcony.

SHOPPING / DINING AT GRAND BLVD
⭐ Did I forget to mention shopping?  We are close to Grand Boulevard, where you can shop your heart away at Pottery Barn, Tommy Bahamas, Publix Grocery, and many more.  There are more excellent restaurants here, a movie theater, town events, and more.

PET FRIENDLY
⭐ We must be notified if you or someone in your party are bringing pets.  Pets must be under 40 lbs, well-behaved, and always on a leash outside.  You must pick up after all potty breaks.  The maximum number of pets is 2.  A non-refundable pet fee of $300 for one pet and $600 for two pets.

GUEST ACCESS
⭐ You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.

Wi-Fi
⭐ Our property provides a private network. The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength.  We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

PARKING
⭐ Upon arrival, you will pick up two parking passes from the guard gate. There is no additional cost associated with the parking passes. We have two spaces available for parking, but please note that it is first come, first serve.

BEACH SERVICE
⭐ Our townhome is located on the beachside of Sandestin® Resort. Typically, you can find beach chairs, toys, and umbrellas outside the courtyard. This is a leave one, take one setup, so we do not guarantee what will be available upon arrival. If you would rather rent beach chairs, that is also an option! More details will be provided in the House Manual that you will get after booking.

POOLS / COMMUNITY AMENITIES
⭐ There is one community pool right around the corner from our townhome. No alcohol or glass is allowed near the pool/spa. You are not to use this amenity if you have consumed alcohol or are pregnant. You cannot add anything to the pool/spa, including bath salts, bath bombs, etc. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! Please note additional rules for more info.

GOLF CART
⭐ Please note that the resort does not allow outside golf carts or scooters.

SECURITY
⭐ Our property currently does NOT have an entry camera. The resort contracts with a security service to provide security for resort grounds and amenities. The resort may have cameras throughout the area. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.

BOOKING
⭐ You must be 25+ to book.  The person booking and paying for the reservation must be a group member staying at the property.  Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in.  No events or parties are allowed.

CHECK-IN/CHECK-OUT
⭐ Check-in any time after 4 p.m. CST. Check-out is any time before 10 a.m. CST.

EARLY ARRIVALS
⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 p.m. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 a.m. CST.

KITCHEN
⭐ The kitchen has a fully equipped refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher under the sink.

SMOKING
⭐ NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.

REFUNDS
⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents and understand the beach flags!
