⭐The First floor features a Bunk Room with 2 built-in Twin sized bunk beds, a Full Bathroom, a walkout rear-patio area, a Washer and Dryer, plenty of closet space, and a 1 car garage (sleeps 4.)

⭐Make your way upstairs to the Second Floor, and you will find the tastefully decorated Living room, Dining room, Kitchen, Guest Bedroom, and Bathroom. The Living room features a Full-size sleeper sofa and a flat-screen TV, perfect for relaxing. The decorative Dining area has a large custom wood dining table that seats ten comfortably and is ideal for family dinners. The adjoining Kitchen features granite countertops, a full array of stainless steel appliances, and everything you need to make a gourmet dinner. The Guest Bedroom is easily located off the Kitchen and includes a queen-sized bed, private deck, walk-in closet, and a Full Bathroom (sleeps 4.)

⭐A staircase off the kitchen leads you to the grand treasure of this townhome, which is perfectly located on the third floor: The King Master Suite with a full private bathroom. The Master Bedroom features a king-sized bed, a large flat-screen TV, a huge walk-in closet, and, best of all... the spacious Bathroom. This Bathroom includes a large garden tub, a walk-in shower with glass doors, tile throughout, granite countertops, and Moen faucets. This is top-notch luxury. Down the hall, the Guest bedroom features a queen-sized bed, a private deck, and a full bath with an oversized shower head. For your convenience, an additional Washer and Dryer are located on this floor (sleeps 4.)

GUEST ACCESS
⭐You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.

Wi-Fi
⭐ Our property provides a private Wi-Fi network. The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

PARKING
⭐ The driveway of our home has enough room available for 2 vehicles. Please note that the HOA does not allow any trailers, campers, etc. to be parked in our property's driveway. No parking passes are required. Please note that the HOA does however allow golf cart rentals. It is important to be aware that the Golf Cart would have to be parked in the driveway of our property and would occupy one of your parking spots.

BEACH SERVICE
⭐ Bring your own beach chairs and equipment to relax on our sugar sand beaches with breathtaking Emerald Blue Waters! Or have a Beach Setup Service provide you with all the beach chairs and umbrellas you'll need!

POOL
⭐ There is a fun community pool in between the two townhome buildings! No alcohol or glass is allowed near the pool/hot tub. You are not to use this amenity if you have consumed alcohol or are pregnant. You are not permitted to add anything to the pool/hot tub, including bath salts, bath bombs, etc. Any damages or extra cleaning resulting from misuse or additives will incur damage fees of $500, including the total replacement cost. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! Please note additional rules for more info.

SECURITY
⭐ In an effort to protect the security of both our Homeowner and Guests, there is a Surveillance Camera Doorbell as well as a surveillance camera in the garage pointed toward the street. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.

PETS
⭐ Absolutely NO PETS. Due to the health and severe allergies of the host, we cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.

BOOKING
⭐ You must be 25+ to book.  The person booking and paying for the reservation must be a group member staying at the property.  Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in.  No events or parties are allowed.

CHECK-IN/CHECK-OUT
⭐ Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
⭐ Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.

SMOKING
⭐ NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.

REFUNDS
⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents and understand the beach flags!
