FLOORPLAN
⭐ Our charming villa has two bedrooms, two bathrooms, and captivating pool views from the second-floor balcony. As you step onto the balcony, the warm embrace of the sun and the tranquil pool below create an idyllic scene.

Inside, the roomy kitchen boasts soft-close doors, modern appliances, and ample space for delightful family meals. Adjacent to the kitchen, a stackable washer and dryer offer convenience. The inviting living room features a comfortable sofa sleeper and two swivel chairs, providing the perfect spot to unwind. Entertainment is at your fingertips with the Smart TV, allowing you to catch up on your favorite shows with ease. In addition, cable TV is provided for your enjoyment.

The primary bedroom offers a retreat with a king-sized bed and an en-suite bathroom adorned with coastal decor. The updated bathroom features a combination tub and shower, along with an open vanity, providing ample space for relaxation and preparation. The guest bedroom accommodates up to three guests with a full mattress on the bottom and a twin on top, along with its own TV.  A guest bathroom with a soaking tub/shower combo is conveniently located across from the bedrooms.

GUEST ACCESS
⭐ You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.

Wi-Fi
⭐ The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

PARKING
⭐ Maximum of 2 vehicles (strictly enforced). You will have 1 reserved spot.  One additional spot will be on a first-come basis.  The resort is very strict on parking and unfortunately, will not allow more than 2 vehicles per reservation.  Failure to return the parking passes will result in a fine.  No trailers of any kind are allowed.

BEACH SERVICE
⭐ Complimentary beach service is not included. However, rentals are usually available at the beach attendant located at Pompano Joes.

POOLS / HOT TUBS
⭐ The community offers two pools. No alcohol or glass is allowed near the pool/hot tub.  Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! Please note additional rules for more info.

GRILL
⭐ Grills are not allowed on the balcony. No grills are provided within the community.

PETS
⭐ Absolutely NO PETS. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.

BOOKING
⭐ You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed.

CHECK-IN/CHECK OUT
⭐ Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
⭐ The fully equipped kitchen has a refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher under the sink.

TRASH
⭐ All garbage must be bagged and taken to the dumpster

SMOKING
⭐ NO SMOKING on the premises. You will be charged a minimum of $1,000 fee for smoking inside the property.

REFUNDS
⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!
